REALTORS®/AFFILIATE BROKERS

TREC requires REALTORS®/Affiliate Brokers to complete 16 hours of state-approved continuing education (6 of which must be the mandatory “TREC Core Course”) every two-year licensing period, before the expiration date of your license. The remaining 10 hours must be state-approved elective courses, which may be taken in class or online.

In addition, REALTORS®/Affiliate Brokers must complete NAR’s Ethics Course and Fair Housing, which are both required every 3 years (current cycle: 2025 – 2027) as a MEMBERSHIP REQUIREMENT. This is not a license requirement but can be used as elective credits.

BROKERS

TREC requires Brokers to complete 120 post-broker hours by the third-year anniversary of receiving their broker license, including the state-required TREC Core course and 16 hours of continuing education every two years thereafter.

TENNESSEE REAL ESTATE COMMISSION (TREC)

Created in 1951, The Tennessee Real Estate Commission licenses, registers and regulates real estate brokers and affiliate brokers, real estate firms, rental location agents, time-share salespersons and developments, vacation clubs and vacation lodging services.

The Commission also enacts rules addressing professional conduct and standards of practice.

You must take 16 hours of continuing education every two years from the date you were licensed. The TREC Core Course must make up 6 of those hours and the remaining 10 can be any state approved course of your choice

Each sponsoring school where you completed your class is responsible for submitting attendance rosters to CE Broker, the official CE tracking system for the Tennessee Real Estate Commission.

If your class has not yet appeared online, please check with the school directly to make sure it was submitted. There may be a delay in records updating online.

In order to get your real estate broker license, you must have an active license that meets one of the following criteria:

  • Actively licensed for 24 months, if licensed as an affiliate broker on or before May 12, 1988
  • Actively licensed for 36 months, if licensed as an affiliate broker after May 12, 1988
  • Actively licensed for 24 months, if you have a bachelor’s degree with a major in real estate
  • Continuing education credits totaling 120 hours; of these, 30 hours must be from a real estate broker license class taken at a school approved by the Commission

No, these are two separate classes.

The Code of Ethics class is a REALTOR® membership requirement. You must take this class every three years to maintain your REALTOR® membership status.

The TREC CORE Class is a TREC license requirement. You must take this class every two years based on your original license date and expiration date. Required by the state of Tennessee every renewal, it covers 6 CE of the require 16 CE for renewing your license. 

The Code of Ethics and Fair Housing are mandatory requirements for all Realtor® members, to be completed once every three years.

Realtors®, including Appraiser members, are required to fulfill this obligation by taking the NAR Code of Ethics and Fair Housing courses.

NOTE: While this class is not a requirement for maintaining your real estate license, it does offer continuing education credits that count toward the 16-hour CE requirement for license renewal.

TREEF is the Tennessee Real Estate Educational Foundation which was established by the Tennessee Realtors® in 1968 and then in 1973 as a 501(c)(3) nonprofit, tax-exempt educational foundation. 

Many of the Realtor® courses are created by TREEF and its Trustees for the use of Realtor® Associations in Tennessee. It is still maintained by the Tennessee Realtors®.

To become a certified TREEF instructor, you must first become an approved instructor through TREC. You must adhere to a specific course with a local Association (MTAR) and submit a resume to be considered for hire as an instructor. For more information, click here.
